You're about to sell your home. That means sprucing the place up to show potential buyers. But what about your HVAC system? It's getting a bit old. Should you fix it or replace it? Let's look at some of the advantages and disadvantages of replacing your HVAC when selling.
Increasing Value
Replacing your old HVAC system with a new one can raise the value of your home. However, that amount won't equal what you spend. At most, you can expect to recover between 35 and 50 percent of the cost of the new system. That doesn't necessarily mean you shouldn't do it, though, especially if your system is 20 years old or more.
Potential buyers will be less inclined to want your home if they know they'll have to purchase and install a new HVAC system almost immediately afterwards. Replacing it could generate more buyer interest and make it easier to sell your home.
Fixing versus Replacing
Of course, replacing your HVAC when selling might not be necessary. A few repairs and a couple of new parts might be plenty. Schedule an inspection/maintenance visit and we can look at your system and determine what it needs. And we can make those repairs for you and get the system in top shape.
In the end, the question is, how does the state of the HVAC system compare with the state of the rest of the house? If everything else is relatively new or freshly fixed up, an older HVAC system will stick out like a sore thumb and you should consider a new one.
However, if the system is about on par with the rest of the property in terms of age and how well it works, or if you're selling the place as a fixer upper, then it's likely that all you need is a bit of maintenance to attract buyer interest.
